This review is for both Landlord services as well as Estate Agents.
Granger and Oaks have provided us with an excellent service at all times.
For 10 years Granger and Oaks acted as letting agents for our house when needed to let it due to job relocation to a different part of the UK. In that time we did not need to visit the property once. Granger and Oaks inspected the property regularly, collected payments regularly and dealt with any concerns quickly and professionally. When maintenance was required they used reputable people and obtained reasonable quotes. They offered advice and guidance when we requested it and helped ensure we became reputable and reliable land lords. They made that could have been a complicated situation very straight forward.
When we eventually decided to sell the property, using Granger and Oaks as Estate Agents, they again showed the uttermost professionalism. They managed the property being redecorated for us, marketed the property and sold the property. They generated 23 viewings in just two weeks leading to us receiving multiple offers on the property. Ultimately we selected a buyer which completed in just 5 weeks from us accepting the offer at the asking price. They made the whole process simple, always agreed fees up front with us and were at all times honest.
As we no longer live in the East Midlands I doubt we will have reason to use them again, however we would not hesitate to do so, or to recommend them to anyone as either Letting Agents or Estate Agents.
The service from Granger&Oaks for both lettings and then the subsequent sale of my house has been absolutely excellent. I have been kept informed at every step, and been treated at all times in a very helpful, professional and friendly manner.
As a seller, the staff at Granger and Oaks were a delight to deal with. I can’t fault Jonathan and the team for their help with selling our property. Although the initial assessment of where we potentially stood in the market was a bit off the mark, it was understandably difficult to predict the downturn in the housing market, and a readjustment to account for this was handled excellently. I’m sure that the larger estate agents would have done a good job had we gone with them, but I got the impression that G&O went the extra mile for us, which we probably wouldn’t have got from these ‘bigger fish’! The online tool to see viewing feedback was also very useful. Another thing I don’t think we would have got elsewhere. Highly recommend!
I’ve had a few rental companies manage my two properties and G & O are by far the best. Excellent service, very responsive and a pleasure to deal with! They were just as great to deal with when it finally came time to sell the property. Five stars.
Worst, most stressful experience of my life having to deal with this company! Throughout my three years renting a house with them and having 3 month inspections they continued to give us ratings that said ‘excellent condition’ and ‘thanks for looking after the house’ etc, yet we had the rent put up randomly, and when we were finally able to go and buy our own (first) house and had to leave this one they did a leaving inspection and suddenly said the house was in a bad way (even though it was in a much better condition than the state we got it in – not to mention the continuous mould problem which they claimed was on us)! They recorded a video of the inspection and did things like saying there’s a cob web in the corner (we’d been moved out for a month so can’t really control spiders appearing), it said there was a hair on the window, dead leaves in the garden and a tree needed trimming (just to add when i asked how we were expected to trim a huge tree she said we should buy a ladder – I said I can’t afford a ladder, so the woman I spoke to there said ‘can’t you just borrow one from someone’), so they charged more than £200 to get that sorted… even though we kept going back to try and sort things ourselves that they had mentioned, they continuously came back to say more problems had arisen that weren’t included in the initial leaving inspection and claimed the landlord kept wanting new things done…. also we got charged for them getting someone to clean the windows and turns out they’ve replaced them since we left anyway with double glazed windows 👌🏻
As we were moving out three months ahead of our tenancy agreement ending, due to the turnaround of our new house going through, they said if we paid a £300 tenant finders fee that they’d find us a new tenant early and we would not have to pay rent for three months – I was told on several occasions that the house would go in 2 weeks easily …. a further two months later they told me they had someone interested but they didn’t want to move in for another month and they were going to accept that rather than keep on their search so I had to pay a mortgage and rent for three months anyway in the end. I even rang up crying saying I couldn’t afford it anymore and was under tremendous stress and thought they were trying to resolve the issue for me, but the woman I spoke to (Diane) kept talking over me (even when I asked her to let me get a word in) and had not even one ounce of sympathy for our situation- it was disgusting and she is the rudest person I’ve ever had to deal with!
I also told her that one of her colleagues told me on a previous occasion that our landlord was the worst/ most difficult he’d had to deal with and blamed all the troubles we’ve had on her – she agreed that it was extremely unprofessional to say that and asked who it was who said it so she could look into it.. it was her boss… she went quiet after that!
We are still arguing with them to get our deposit back – they continue to come up with more things that mean we have more of it deducted and we still haven’t got it back.
Everyone I spoke to who rents a home says they have never heard anything like it, and never had these problems or been quoted the costs we have for a cleaning service etc. Our neighbours too who moved out before us rented from the same place and said they had months of problems too trying to get their deposit back and had endless complaints about them. They also told us that the people they knew that lived in the house before us complained of mould regularly and the issue clearly wasn’t resolved when we moved in yet they continued to say it was our fault for not keeping windows open… not sure I wanted to freeze throughout winter though!
I could go on for hours, this doesn’t even begin to scratch the surface… I work in PR and teach businesses on a regular how to deal with customer complaints etc, but this company would take years to teach!!! I’ve had sleepless nights for months because of this company – I think the only word to describe what I’ve been put through is ‘HELL’
